Jennifer Lopez finds a buyer for her failed marital home — after 2 years listed and $18M in discounts

Her love don’t cost a thing. But what about Jennifer Lopez’s sprawling Southern California mansion?
At long last, the Bronx-born singer and actress is getting ready to sell her Beverly Hills property — and, in true marquee fashion, the buyer may be as well known as she is.
Lopez’s broker, Branden Williams of the Beverly Hills Estates, who has the listing with Rayni Williams, told The Post the property is in escrow — meaning Lopez accepted the buyer’s offer and the sale is officially pending.
But that doesn’t mean it was an easy road to travel.
The in-contract deal follows two years on the market, three price cuts and a divorce from Ben Affleck. The current ask of $50 million is well below its original $68 million list price and represents a more than 25% discount. The final price to be paid is not yet known.
While Williams would not disclose the buyer’s name, he did offer a couple of hints. The purchaser “is in tech and finance,” and “everybody knows his name,” Williams said.
Lopez and her then-husband bought the 46,000-square-foot, 12-bedroom, 14-bathroom Wallingford Drive estate in May 2023, paying a grand $60.9 million. They poured millions more to renovate the 5.2-acre dwelling. Lopez took complete ownership as part of her February 2025 divorce settlement with Affleck, Los Angeles County records confirm.
On top of the $10.9 million loss on the original purchase price, Lopez faces more than $3 million in out-of-pocket administrative expenses, largely from the 5.5% mansion tax levied by the City of Los Angeles.
In another round of poor luck for Lopez, if her home were just 1 mile farther south, it would be within the official parameters of the city of Beverly Hills, which doesn’t have a mansion tax, and she would pay only $55,000 in fees. Lopez also must also cover her brokers’ commission which, if at a moderate 5%, comes to a whopping $2.5 million. At least Lopez doesn’t have to worry about her annual $378,000 property tax payment, which is up to date, county records show.
Lopez could not be reached for comment on the impending sale.
The property has lurched around looking for a buyer, hampered by big ego aspirations running into local market conditions. There is an abundance of luxurious properties for sale in the area and, like Lopez’s estate, their sellers’ asks and gets are coming with big price cuts in between.
Rod Stewart’s nearby home jumped around like a bingo ball in a blower machine, listing for $70 million, raised to $80 million, and finally sold for $64 million.
Nearby, casino mogul Steve Wynn just accepted a massive markdown for his villa. Initially offered for $135 million, it is now in contract for $50 million.
Neighbor Drake is still trying to find a buyer for his place after listing it for $88 million in May 2023, then dropping the ask to $79 million and, after wringing his hands over no takers, taking it off the public market and listing it privately.
Lopez’s property appears designed to blend entertaining with private living. Guests step into a soaring double-height foyer that leads to a living room with a floating ivory staircase designed to look like its steps are hovering in mid-air. A huge white carved marble fireplace and a hidden wet bar are also part of the area.
The home’s theater features acoustic wall paneling, a hidden projection system and stadium-style seating for 100 people — who can skirmish over who gets the 16 oversized plush reclining lounge seats.
The olive wood dining room can fit roughly 30 guests, with a banquet table that sits below a 4-foot-long, 5-foot-wide custom chandelier.
Upstairs, Lopez’s bedroom areas have an enormous pink “glam” room with a professional hair-washing basin, theater-style vanity mirrors and beauty lighting stations that are calibrated to show her to best effect. Lopez’s touches also include a fully mirrored dance rehearsal area and a recording studio. Her boutique-style wardrobe is filled with designer clothes and sits adjacent to a shoe closet with hundreds of pairs of Christian Louboutins, Valentinos and Jimmy Choos.
Affleck, whose county records are under his given name, Benjamin Géza Affleck-Boldt, displayed his interests with huge, framed sports posters that appear in the living room and other areas. There’s also a 5,000-square-foot indoor “Sports Pavilion” containing a professional-sized boxing ring and full-sized basketball and pickleball courts.
Outside, a 12-car garage and an 80-vehicle motor court provide plenty of parking. Around back, a 155-foot, 50,000-gallon edgeless pool provides panoramic views of surrounding canyons, and stone patios have an abundance of lounge chairs and private cabanas.
The grounds also include a 5,000-square-foot guest “cottage” that has its own security checkpoint.
When Lopez departs, it’s not known if she will take with her a large vintage movie poster of Marilyn Monroe and Laurence Olivier in the movie, “The Prince and the Showgirl.” The 4.5-by-3.3-foot-wide framed one sheet, once representing how the very-in-love duo pictured themselves, is now a tarnished vestige in the City of Dreams
