A zero-land island spanning 155 acres of deep-water lagoon in the Maldives — designed like an eco-conscious doomsday bunker for the 1% — is on the market for a cool $450 million. 

The catch? It hasn’t actually been built.

Dubbed “The Adaptive Atoll,” the eye-watering resort concept calls for a submerged rail infrastructure and Brutalist “Mother-Ship” fortresses enabling mechanically dockable overwater suites — scalable, customizable and designed to rise with the ocean, the Daily Mail reported.

The futuristic concept would “bypass the land-submersion crisis” with technology developed by Private Islands Inc., the listing on the firm’s website indicates. It provides “a permanent situation in an uncertain world.” 

The Adaptive Atoll “combats rising sea levels by decoupling the resort from fixed land,” Private Islands Inc. founder Chris Krolow told The Post. His firm markets hundreds of islands.

Rather than sitting on sinking sand, the island relies on an earthquake-resistant rail system built directly into the lagoon floor. The hidden tracks silently shuttle modular overwater suites across the water, docking them into massive, solar-powered Brutalist fortresses made from raw timber and coralline stone.

While the $450 million price tag is a preliminary estimate and no “ground” has been broken, Krolow insists the underlying technology is solid, drawing on existing heavy-duty offshore engineering.

The 155-acre-deep man-made atoll in the turquoise waters of the Indian Ocean is a real, physical site in the Maldives. The Maldivian government owns the land and the buyer would acquire the lagoon site on a long-term leasehold basis.

Plans call for 10 permanent fortresses, which can be expanded with 30 or more bunk pavilion suites. The circular “Mother-Ship” powers the entire island with 100% solar energy.

To get to and from the site, the layout accommodates fly-in capabilities.

The ideal buyer is an ultra-high-net-worth individual who already owns high-end waterfront properties, Krolow said. 

Island buyers “need to be a little crazy,” Krolow previously told the Telegraph. “You need to have a set of balls, and you need to have been bitten by that island bug.”
