Enjoy a healthy dose of Miami at its new luxury wellness condos

Miami was already on a hardcore health kick. The last dose of luxury new-construction condos almost universally came with concierge medical services, saunas, plunge pools and infrared zap zones massaged in.

Buyers oohed and aahed, but now they want more — lots more. From the beach to Brickell, Miami is about to get a fresh injection of condos that function like more swish Swiss sanatoria than usual luxe residences.

In January, the Well Coconut Grove began manifesting a new eight-story sister to its Bay Harbor abodes.

The ravishing restorative residences at 2835 Tigertail Ave. range in price from $1.6 million to over $10 million. AB CG Owner LLC

Its 194 units at 2835 Tigertail Ave. are marketed by Douglas Elliman and range from $1.6 million for a one-bedroom to over $10 million for a four-bedroom.

Spend up a bit for your unit and you can choose from an array of “dens” (Longevity, Mindful or Mobility), or The Well Office.

But if you can’t nab one of those units, focus your third eye on this: a 13,000-square-foot Wellness Club and a 40,000-square-foot rooftop, designed, of course, as “an outdoor wellness oasis.”

Self-care amenities at the Well Coconut Grove include a bathhouse, a crystal cave and a hyperbaric chamber — also, a spectacular palm-fringed pool. ell Coconut Grove

The list of healing communal amenities is literally too long to list, but some highlights are a “recovery chair” said to reset the nervous system, a “fitness forest,” a bathhouse, a crystal cave and a hyperbaric chamber.

“People are becoming much more aware of how the choices they make every day can impact how they feel, perform and age. Increasingly, that means having them built into where they live rather than treating wellness as something they have to seek out,” says Kane Sarhan, co-founder of The Well and the Wellness Program Creator for the new 35-story, 229-unit HQ Residences Miami in Edgewater, which also has a wellness focus.

“The Well [Bay Harbor] was the first of its kind in South Florida,” adds Mike Martirena of Compass. “Now, developers are ramping it up. You could say it’s wellness on peptides.”

Martirena and business partner Ivan Chorney are co-listing a penthouse at the new 24-story, 61-unit Rivage Bal Harbour at 10245 Collins Ave. that asks, “What’s the fountain of youth worth?”

The Compass team, along with real estate firm Million Luxury, reckon about $75 million.

That’s the ask for the “longevity penthouse” — penthouse C on the building plan. It promises to blend “the science of longevity,” with “the art of living.”

Like a private medical spa with three types of pods, whole-home water filtration, light therapy and much more, the penthouse can be yours for $75 million. Rivage Bal Harbor

Part home, part private clinic with three types of pods (hyperbaric, meditation and the multi-modality Ammortal), hospital-grade air filtration, whole-home water purification, full-spectrum cellular light and contrast therapy, it features all the “modalities of human regeneration.”

There are also four beds and four full baths, two elevators, 10,264 square feet of interior space and 9,531 square feet of outdoor terrace.

Over at 152 SW Ninth St. in Brickell, the 34-story, 656-unit House of Wellness is rising.

Prices at the House of Wellness start at $400,000. House of Wellness

Prices range from $400,000 for a 335-square-foot studio to $1.1 million for top units (Fortune is handling sales), and for that price, each resident receives a health and wellness assessment, facilitating a custom wellness plan.

These shiny happy people will also get access to a private spa with the requisite sauna and steam rooms, a “wellness bar” for getting juiced up and a rooftop pool deck.

We’re picking up good vibrations.
